Once selecting the house that you want to buy you have to make a written offer to the seller. The seller can accept your offer without any changes or he can make a counter offer by making few changes in your offer or he can completely reject it. Main thing is it has to be accepted by both the parties for the sale transaction. However in all the three scenarios it can be seen that the seller has an upper hand in the decision of the deal than the buyer. Therefore as a buyer if you really want to buy the house then you have to make your offer in such a way that it is accepted. For this you have to watch over few things before making the offer.
Firstly your offer should quote the price in a way so that it is not straight away rejected. For this you have to make a comparative study of the property rates in the vicinity. Try to find the latest sale of similar property in the area. Make sure that the sold property has almost the same pattern as the property you are interested in like the area, rooms, age, type etc. Also the deal should not be more than few months old or rather of current month and the sold property should be in the same locality somewhat a few blocks away. As a slight change of pace from talking about properties for sale on the Costa del Sol I thought I would talk a bit about the property rental market here in Fuengirola. As can be imagined, as an estate agency based on the Paseo Maritimo (beach promenade) of Fuengirola, we get a fair share of passing trade asking for rentals in the area. I must admit, originally we were not keen on starting a rental department, but due to the amount of people that have approached us, both tenants and landlords, we finally decided that although our main aim was still to help people sell their property, rentals over the last 2 years has proven an additional boon.
What has struck me as quite interesting, is the amount of summer rentals that have been done this year. All our front line beach properties have rented out fully for August and a majority also rented out of July. With August being a particularly busy month with many Spanish taking their holidays during the month. As a rule of thumb most properties rent for a 2 week period, the properties being available for the first 2 weeks and the last 2 weeks. Rentals are slightly lower in July, we a good quality property renting for 1500€ for a 2 week period, with this price rising to around 1800€ for august. As a rental property owner it is vital for you to terminate the existing lease agreement to have a new tenant and a new lease. If you find that the tenant is not up to your anticipation then you can always remove him from your property but what to do when the occupant leaves without notifying you or how would you know that your renter has finally left?
These are simple situation but can cause an owner a nightmare. What if the property that is leased to the tenant is no more in good form or what if the tenant left without paying the balance rental amount or there might be a case wherein the tenant has left some stuff behind? These are problem that have always haunted the landlord. Not all of them are lucky to have a good renter. The Importance of Representation
When buying a home you have the opportunity to have a Realtor work with you in your search and help you every step of the way, and almost always at no additional cost to you. Why then do some people not take advantage of this option? I think it goes to a basic misunderstanding of the process, or potentially because some people think they can get a bargain if they work with the realtor representing the real estate listing.
Buyer agents work with clients from start to finish in real estate. They learn what the client is interested in, often through a face-to-face sit down meeting to determine needs and wants. They can set up automated searches that send listings to the clients so they don’t have to scour websites daily for this information. They help pre-qualify homes, sometimes through previewing the home, and sometimes simply by understanding the area and any major stigmas or concerns for certain areas (i.e. high crime rate, beside train tracks, etc). They educate their Buyer and they become a business partner in the job of finding a good home for the Buyer. Buyer agents commit to make themselves available, within reason, to help view properties, all with the goal of finding the right home for the buyer and getting paid a fair commission for their efforts.
